General Water Pipe Maintenance that will Prevent Water Damages to Your Apartment Complex

No matter how pure the water piped to your apartment complex may be, there is no guarantee that it will remain as pure once it comes out of the taps. To keep your water quality high and your property free from water damages, you will want to prioritize pipe maintenance. Corroded pipes will seep copper and lead into your water supply, and can sometimes cause health hazards as well as leaks and other maintenance issues that can cause thousands of dollars to repair.

The following general water pipe maintenance tips can help to alleviate the possibilities of water damages to your apartment complex.

  • Water Softening. If your complex is located in an area that has hard water, be aware that the high mineral content can shorten the lifespan of your pipes, since the minerals will build up in those pipes over time and increase the likelihood of clogging. They can also corrode pipe joints and fillings, as well. Having your apartment complex water system tested for hardness will let you know the steps you may need to take.
  • Harsh Chemicals. It may be cheaper to use store-bought liquids to unclog a drain than to call a plumber, but these chemicals erode pipes from the inside, eventually causing leaks. Encourage your tenants to contact the main office when it comes to clogged drains; it will save money in the long run.
  • Cold Weather Insulation. In areas with especially cold winters, pipes will need to be insulated properly. Foam tape is an easy solution if an issue is found, and insulate caps on all exterior valves is a great way to prevent a freeze from entering the interior of your water piping. Use compressed air for your apartment complex sprinkler system in anticipation of a cold snap; this will save your landscaping piping.
  • Balanced Water Pressure. High water pressure can put a huge strain on your pipes, causing joints, faucets, and appliance valves to work harder than they need to.

Implementing some of these techniques can help to expand the lifetime of your apartment complex water pipes and lessen the possibility of expensive water damages.
